Since achieving hybrid planning permission to redevelop the site in May 2023, we’ve been making good progress towards delivering Prologis Park Luton. We’ve moved forward with detailed design of the scheme, receiving reserved matters/detailed planning consent for the building to the east of the River Lea (known as ‘DC8’) and also for ‘The Hub building’.

The Hub will serve as a dedicated space for education and training opportunities, with a focus on the logistics sector. Prologis has created a similar facility at its DIRFT development near Daventry (M1 Junction 18) which is delivering significant social value in the local community through a broad ranging skills and training programme. This would be our second hub facility and we’re confident that it would deliver similar benefits here in Luton as it has in Daventry.

We’ve also taken steps towards delivery, with demolition of the existing buildings on site and remediation completed in 2025. As part of this, we worked with local heritage groups and Vauxhall enthusiasts to celebrate the site’s rich automotive heritage and to carefully remove a decorative stained-glass wheel from Griffin House, which will be preserved and repurposed in The Hub building.

We’re now preparing to submit a new ‘Reserved Matters’ planning application to make a small change to the layout of the DC8 building on the east of the site. This application proposes to split the previously consented building into two smaller units (DC8A & DC8B). We’re doing this to respond to the occupier market, where we’re seeing increased demand for smaller units in urban locations like this.

To accommodate the unit being split, some minor design changes are required. This includes altering the site access/egress on Osbourne Road so that it can be used by HGVs in addition to smaller vehicles, to service the southern unit (DC8A). We do not envisage this causing any major change in traffic levels on local roads when compared to the previous layout. Building floorspace and height will not exceed what has previously been consented.

The application is due to be submitted by the end of April. In terms of next steps on site, we’re then intending to commence the main construction works in Q4 2026 and will keep this website updated as we progress through the construction programme.
