Prologis submits reserved matters planning application for Phase Two development

We have submitted a reserved matters planning application to Luton Borough Council for a ‘Phase Two’ of development on the Griffin House / BWI Group site.
This planning application seeks permission for the land on the east of the site (i.e. adjacent to Windmill Road) where a new high quality logistics/distribution unit is proposed (called building ‘DC8’ within development Zone D).
The reserved matters planning application is in line with the consented principle of development (as approved by Luton Borough Council in March 2023) and defines what the DC8 building would look like.
Next we’ll be submitting a further reserved matters application for ‘The Hub’ building (in Zone E). The Hub is a flexible on-site training facility to help upskill employees and create significant levels of social value to the local community and businesses.
Planning approval for DC8 (Zone D) and The Hub (Zone E) would complete full planning permission for the site (subject to fulfilment of a number of further conditions) and would enable the wholescale redevelopment of the land. It will then come forward for a carefully designed and masterplanned re-use which returns jobs to the site while opening up the River Lea and creating a new attractive green link through the site from Osborne Road to Manor Road Park.
We look forward to positive determinations on these applications and to having the opportunity to deliver this comprehensive site regeneration as soon as possible.
